I read an article on bp where someone was suggesting there is at least a 3k reserve per year needed for any house, no matter its price (ensued a big debate as to whether this was 2k or 4k).I'd be interested in what experienced investors in these kind of properties do set aside as reserves and what kind of formula they use (per bath/sqf?).

At first, my thought was to hold on to this one forever as a backup retirement investment... however the home value went from 380K to 520K now - hence I am debating whether to sell now or hold on forever...As most probably know, Bay area housing prices are absolutely crazy, I am looking out of state to start investing more as I have some more liquid assets available now.

What I did wrong are (don't repeat my mistakes >O<):1) I had offers rejected instantly or ignored the day before, I felt upset and got carried away2) I listened to the agent way too much without doing lots research myself, the agent said the house will go up 8000k more on the asking price and will have many offers and I listened >O<.3) I really didn't think I'll get accepted that quickly LOLThe asking price is 125k, my offer is 130k, zestimate is about 128k but i know it's debatable...
