Try and find a syndicator of sorts who may need about $100k and hope to get 6% "guaranteed" and sit on a MF or Storage deal for the next few years.

The previous owner had 4 washers and dryers but it was a bit overkill so we're only keeping 1 washer and dryer which my property manager thinks should be sufficient.But now I have like 500 sq ft of space where washers / dryers were and was also used as like part-time storage space for the owner's junk.I'm debating whether there's enough space to build out a studio or if I am better off providing more services for tenants like a bike rack or storage lockers or something else instead .. ?

I won’t need to put any money towards it, they are needing it because the unit doesn’t provide much space for storage.

I just purchased a duplex and there is a large basement that the previous owner was using as his office and storage space.

They kill your returns.Also they can present challenges when you have tenants in them....noise, rules, parking, neighbors, storage, trash, etc. 

It will be scratched up by rocks stuck in shoes, dirt, people moving in/out, etc.

Wholesaling would be best for someone in my shoes and BRRR/ buy and hold for the long term. 

Few questions I would be asking myself if I were in your shoes: What is my long term plan, and how does this support it?
