Presumably, the title company mails the deed to the county clerk and then at some point (the next day, the next week, the next month) it gets recorded.Are you saying that between the time the closing takes place and the time the deed is recorded, the buyer doesn't own the property (because it wasn't recorded)?

I don't think the taxes are high in Duval County, at any rate.

Have you called the county/city where the property is?

I'm in Pasadena and can work things closer to home, but it seems that the lower price points to rent ratio work better towards Riverside County. 

Another issue is the granting of the warranty deed, one being delivered for filing 3 or 5 years down the road may be considered a stale document by a county recorder, some may require a new deed be made.

I have a 4/2 on a one of the largest lakes in the county with great schools.
