Build was supposed to finish in 4-6 months, it’s been 12 months since the permits and they are requesting another 3 months extension.

If the property is not occupied for 6 months out of the year, (and you will have to prove that) then you will have to pay $3,000.

While a higher purchase price may suggest elevated rental income, it also entails larger monthly payments, potentially impacting cash flow.

The mortgage payment on this house was roughly $1800/month so when we get tenants (or technically roommates while we're still living in the house) we figure we would have them split the rent evenly, or as a percentage of the house since someone could have the entire basement to themselves.
