Probably not the attorney that pitches the agents because I keep seeing bad stories about getting his clients into trouble. 

@Jake Bryant if you have a deal you won’t have trouble finding a partner.

They are having trouble getting approved for a loan for a new commercial space. 

Brandon Turner’s video 2 years ago about Real Estate Investing Rules You MUST Know ( The 2%, 50% & 70% Rules) he said at time mark 2:38 that most properties that fall short of 1% will likely never produce a positive cash flow…..now he goes on to say other things about using other rules to help guide you quick and dirty.

Doing a $25 daily fee could run you into some trouble unless you set some kind of maximum. 

So getting 100% finance I am sure is possible here, but need to do more research if there is actually a way to also get it to produce positive cash flow.

The prospective tenant 2 is trouble and a loser.

Definitely do not want to be in legal trouble.

The only concern I guess I have is, since it's a small town, hopefully I don't have trouble finding tenants.
