I am not a sheep who believes in what I wrote above (no depression occurring) because I need to believe that because I am fearful, or in fear of losing money, or I won't be able to sleep at night.

Take a peak at the Bigger Pockets bookstore, they have an amazing collection of books that dive into all the various "pockets" of real estate. 

I would print out a map of the areas, mark the areas where traffic was high, find someone young in the neighborhood who has a car and wants to make some extra cash and send them out on Friday night or Saturday morning. 

My advice is to get nightly rental comps by going on Airbnb, VRBO, and whatever other platforms you might use.

I did some research and found compelling graphs for both angles, that we could remain plateaued for some time or that it could dive down.

I too listen to their podcasts whenever I get the chance but I'll have to start diving into the books!

I'm going to dive into the comments this evening, but my first reaction is that I want to see confirmation that refinancing an existing loan (to yourself, no less) bypasses the seasoning restriction.
