A broker, at least theoretically, is supposed to supervise you (there are many citations by state RE agencies of a lack of supervision with wayward agents) and can have serious problems if they don't.

LOL, I suggest you read, slowly, the RESPA regulations, which are law, become very familiar with your state regs on what defines and real estate agency, agency relationships, paying for real estate brokerage services and make sure you don't do any of those things.There are states, Maryland comes to mind, that has a lose definition of what constitutes a real estate agents' duties.

The SAFE Act is a large document and about 3/4ths of the way there are several paragraphs concerning dealers and seller financing, of residential property, basically that if sales are done as a business or non-owner occupied that a mortgage originator license is required or an MO to be used.The CFPB consumer financial protection board is a newly established agency that will have oversight of all consumer financing to include installment sales in real estate.
