If you domt mind me asking, what factors allowed you to pick the zip codes you did?

Them leaving in the winter leaves you SOL in the crap season for finding a tenant, so factor that in also.

In general just knowing what the prices in your area is the biggest  factor. 

So how do you factor that "refund" in when looking at a potential deal or looking back say at the past year to see how well the property you own performed? 

I am forever grateful for all of the advice that I have gotten from experienced REI's in this forum and on the podcast, look forward to sharing stories of my baby step successes! 

They send the worst third party contractors, authorize the least amount of repairs, and take an unacceptable amount of time to dispatch folks and make decisions on how a repair/replacement is to be handled, while your tenants are without their appliance what seems like FOREVER.

A big consideration is your risk factor.

I think the only thing this calculator does not factor in is capital expenditures. 

Many in West Coast bet the two digits (%) appreciation will be last forever. 

-Your exit strategy....Are you looking to hold this property forever for cash flow, or do you plan on selling when your numbers hit a specific return?
