All are 2 levels, self contained units with central air and laundry in the units, large room sizes and tons of closets as my typical tenant is a single mom with an extensive shoe and purse collection. 

There were additional training materials available but they were not pitched and had zero pressure to purchase any of them.As @Jay Hinrichs indicated many of these guys are Jack Miller disciples or colleagues.I am of the same opinion of many among the bp community that 'gurus' are a big waste of money.

With that said, the time-pressure is somewhat beneficial as it will force me to work fast and make a quick decision and action steps.Any experienced investors out there- i would like to gain experience by helping to analyze deals with them .

I used Brian's Plumbing...They will come out and do a pressure test by plugging up all the drains to see if they hold water.

His recommendation to me is prior to renting your unit out, get documentation of moisture readings on the floors, walls, and air.
