If it's a client that is an experienced investor, or that I know well enough to know they can close the deal, then I'm not worried about a pre-approval letter for showings.But in my market, most listing agents will advise their clients not to accept or counter an offer that does not have a pre-approval letter or proof of funds.

It's a major job - which is why you can pay a company 8-12% of monthly rent to do it for you.Again, if there is something I'm missing please advise, but since your wife already owns it it seems like you're in good shape.
