The main idea is to select one niche which seems like you did: invest in residential multi-family (2-4 units) and stick to it until you're fully comfortable in this field.

I just started my search and wanted to connect with other investors in the area that can offer helpful advice. 

Just a quick internet search showed 2 BRs going for about $850+ and 3 BRs going for $1000+.
