The judge only focused on Junes past due rent, said we didn't give a Notice to Quit for that (we did in May, but part of the agreement was to not file for early move out). 

I recently gave up a FT position at my job (I work occasionally as a sub now on the weekends) to focus more on real estate goals.

Focus on your wife and child, you are young enough that a year or two won't make much difference.
