I highly recommend attending these sales, learning how they work, and networking with other investors.There are definitely deals to be had at private auctions because the auction company pre-qualifies all sellers and they will not be wasting their time with sellers who set unrealistic reserves. 

Is there a low-cost service out there that the tenants can go to and print their own report so that they don't keep getting charged by multiple landlords when they are applying for several places?

That will let you know your monthly payment and renting these out will cover your debt service.  

The property was purchased with a tenant in place so it was immediately in service if that matters.

Hopefully one day you'll be big enough to actually NEED that service, and if you didn't plan for it at the beginning then whatever profit was left is either at zero or in the red.
