Look to your market for quality.  

@Vincent Gizzi FB is great for getting a lot of leads in a short amount of time but the quality usually isnt the best.FB leads oftentimes don't know what they're inquiring about despite having to go through 2-3 steps in order to submit their request.Not to say that it isn't a good source, it just takes time to fine-tune your posts/ads to get the responses from the most qualified prospects.

Better quality should last 10-15, maybe longer.

Judging by the (lack of)quality of his work and the way he abandoned work completely- he probably does'nt care about online reviews either.

Finishes, layout, updating (or not), general condition and lot quality are just some things that factor into the final value.

I'm in an urban area and it definitely increases the number and quality of prospective tenants. 

If you have a quality asset that is cash flowing, in an area that is reasonably convenient for you, I would keep it.

That being said, the quality of your manager makes all the difference.
