Hindsight being 20/20 I'd not have chains or other means available to tenants to lock me out, everything should be able to be opened by a key from the exterior of the property.

San Francisco for sure will skew to the low side of the expense/revenue ratio and the expense/sqft should be low for a while if the units are renovated, good tenants, good exterior of building, roof, wiring & plumbing not 60 yrs old, etc.

If it is not considered to be a disregarded entity, then you should wait the 24 month period that your tax advisor has recommended.I'm guessing that you do not live in a community property state, which means that an LLC with a husband and wife as the sole members will likely be classified as a two person LLC (as opposed to a community property state where you would be classified as a single member LLC) and therefore a partnership for income tax reporting purposes (not a disregarded entity).This creates the need for you to establish the 24 month holding period to demonstrate that the two of you have the intent to hold the property for rental/investment purposes.

I have a great job now, especially for my relative youth, but -- as I mentioned above -- I want to use my personal skills to generate income commiserate with my production, as opposed to generating millions in return for a 3% raise each year.The more I read, the more I realize how little I know, but I'm looking forward to closing the knowledge gap over the upcoming months (thanks in no small part to BP).I'll take all the advice I can get, so please feel free to share any tips you may have for someone in my position.

They also put weatherstripping on exterior doors and replaced some fixtures with low energy fixtures.
