I started preparing for diving into real estate investing since last September.

I had about 4 days vacancy and I filled up 43 nights to an EMT that wants to self isolate from her family.

@Mark S, my 457B Plan last night updated its website to allow for up to a $100,000 withdrawal by adding this notice:“The Act will allow for tax-favored withdrawals up to $100,000, andThe additional 10% early withdrawal tax is waived.You’ll have up to three years to pay income taxes on the withdrawal.You can repay all or a portion of the distribution within three years; the repayments are not subject to contribution limits.”With 457B Plans, there is also never a 10% penalty for early withdrawals even without the CARES Act.  

I've had my current job for 2 1/2 yrs making 75K per year and have a clean background but before I had my current job I was unemployed for a while and ended up filing for bankruptcy causing my credit to take a huge nose dive (sub 500 range). my Question is: to avoid the credit requirement (I wouldn't be able to find a co-signer) would I be able to put an entire lease down as a security deposit and pay my rent as usual so long as my income qualified?

After years of reading, I'm finally looking to take the dive into Real Estate Investing.

@Frank J Miller Jr,I have to give you credit for going all in and taking the current opportunity to dive into this.

(include drive time). most of our drivers have found it easier to do it at night because there is less traffic.its very easy work and its a great way to make some quick money.

I received notice last night from tenants they will not be renewing lease and may not be able to come up with remaining balance do to work furlough.
