How can someone be so suicidal is what befuddles me. this is one of the biggest misnomers running these days were investors think Section 8 is guaranteed money .. it is if the house and the tenant plays nice.. these folks get kicked off the program for all sorts of reasons.. usually for fibbing.. not just refusing to sign..this is classic your section 8 tenant gets kicked off you get no rent now you have to kick her out and her kids which usually leeds to eviction etc.. there went the cash flow for one to two years..

Is there a web host or certain online service provider you would recommend for getting motivated sellers to enter their info so I can follow up with them as well as put them on email campaign?

I sort of feel like I'm in a weird spot in my investing career where I'm no longer the newbie where I need to post lots of questions on the forums.

Motivated I decided why not...what heck just do it!!!

I find it hard to believe I was just shootin fish in a barrel all those years in the past but more importantly I want to learn from this lesson for my next vacancy or even to get the motivation to buy more properties. 

there were all sorts of fires.. turns out they would use the sink in the bath room to put briquets in them and put a BBQ grate over it and cook their chicken skewers..

I don't want to start a fight here but the cops here are useless for this sort of thing.
