Another idea is to cut the grass and do other maintenance on the property and then put a mechanic's lien on the property.

Emphasis should be on the return of your money (safety) not the rate of return.

To put it into perspective, on my last visit to my mechanic he gave me a shirt (he had a bunch made with the company name and logo).  

What is your financing mechanism? 

The multiple water leaks and signs of structural issues are also concerning.I always ask the listing agent for the age of the roof & mechanicals upfront and if possible view the roof from the ground to gauge condition so there aren't any surprises.
