Maybe not relevant advice based on your ideals but all I’m saying if feeling stuck and if buying a house is an option and your on a career path where you could do it again and again in your 20’s, then I would STRONGLY recommend it to you simply pull a trigger.

If scaling isn't the highest priority, there is more flexibility in the criteria that meets your strategy -- maybe a duplex in a location that is more ideal for you personally and is a base hit property investment that gets you to property #3 and beyond over time.
