Hi BP: I'm about to buy a property for $90k, and I'm debating whether to put 20% or 25% down although there's only $4500 difference.The lender quote me: 20% down=> $18000 down and borrow $72000, 4.25% interest rate (conventional 30 yrs) => $354 PI monthlyAnd they say if 25% down => $22500 down and borrow $67500, the rate is slightly lower but will let me know the actual number on Tuesday because it's a labor day weekend.

As for maintenance I think it's more debatable but I'd still err on the side of the owner.  

Of course this sparks a huge debate cash flow vs. appreciation.  

I'm on my neighborhood board and someone presented on this a month or so ago and it started a big debate.

We are not struggling to pay bills, we have gotten on a budget and are able to pay decent chunks of debt off when my wife takes quarterly "bonuses" out of her business.I would like to accelerate our debt payoff and our thought is to obtain our RE licenses and work as agents part time as a "team" to accelerate our payoff with commissions and start learning more about the real estate business in the process.I know that part-time agents are a debated topic on the forums but my question is this: Has anyone done this and would be willing to share their experiences?
