I am going to rent out two of the three bedrooms (house hacking).I’ve already made a number of cosmetic improvements to the property (garage door opener, replaced the skylight, soon to refinish the hard wood flooring, will paint and refinish the walls, etc)I plan on adding a 4th bedroom to the basement space.

Big cosmetic rehab.

Listing says "Cosmetic repairs only" so I'm thinking, "Carpet, paint, maybe a drywall patch here and there?" 

The days of cosmetic rehab only are coming back but that day isn't today. 

The condition of the properties can range from needing no repair to needing major cosmetic repairs.

That alone is more than it would cost to get all the electrical/plumbing/HVAC and cosmetics in rentable condition so I did not pursue further.You will need two means of egress, sprinklers or potentially both depending on location of the unit (3rd story or basement) and other factors.

This seems implausible, this minority would burden the system for things they "want" but don't "need," think of if I am perfectly healthy but walk into a VA hospital on a weekly basis for some optional cosmetic procedure that isn't medically necessary, this burdens the system and isn't fair to other veterans that may have genuine needs that aren't being met because of me, so generally it's safe to assume the VA will try to minimize this activity.

It doesn't need much besides a new roof and some cosmetics.

The 2nd one I'm about half way through the rebuild, then the 3rd one came to me, which I partnered with a friend on and it only needs a few cosmetic items fixed.

We are looking to finance the second, but unfortunately are having trouble finding another that needs primarily cosmetic repairs or a turn-key that would be perfect.
