At a micro level, if those jet fittings in the tub are white plastic that has turned yellow, you can make them look at lot better by removing them and spraying them with white spray paint that is intended to adhere to plastic.At a macro level, if you want to modernize the bathroom with a lot of work, move the toilet to the shower area and enclose it in a separate room.

Does anybody have suggestions in a way to combine these into a portfolio and pull cash out/refi?

On just the pro part - it's totally free and if you have a combined purchase of greater than 1500 dollars they will bid your purchase out for discounts.

There are a few software's out there that combine property management and accounting.

If they are modernizing everything and that is what makes them stand out and have great cash flow I would say do the same.

What I am thinking is that the lender is probably charging you a combination of high origination fees and points and enticing you with a low interest rate.

When we purchase a property, we always look into what permits have been pulled in the past to better evaluate the value and integrity of the structure and it's surrounds.You wouldn't need permits for aesthetic elements such as: Cleaning, painting or refacing cabinetry.Replacing cabinet knobs and drawer pulls with simple, modern hardware.Installing new countertops on existing cabinets.Replacing backsplashes.Updating lighting fixtures.Updating plumbing fixtures.Replacing floor coverings.Painting over existing interior and exterior surfaces.
