I believe weeding out the non-interested by listing as you have described is a good idea.I've entertained the thought of using CL, but in my immediate area (Lake County and Kenosha County) I don't know that it will be useful.

In the last 11 years I've done a lot of NOO loans many of them in trust, some in LLC's and Corps and still talk to a lot of my customers and none have told me they've received a notice.Also the borrowers are quit claiming so maybe that doesn't trigger the DOS with the servier or re-assessment with county assessor.

I am interested in investing in the Montgomery County area and have noticed many condos that were selling for $200k 5-10 years ago are now either in foreclosure or selling for well below that - maybe around $95k.

My research indicates that it's a very straightforward (albeit not always fruitful) process, that doesn't require a judgment enforcement agency if I follow the county's seizure procedures and am willing to pay the upfront costs (probably $500 for court & sherriff's fees).
