This is where you begin to encounter the modern (post war) bloom of new building materials - many of which have since been discovered to be toxic.

It also allows me to basically assign the contract to someone else by simply selling the business for my EM deposit plus my profit for a wholesale deal; the business buyer shows up to the closing table and the asset manager doesn't care who's there because the toxic asset is off the books.

This really irritates me.

The SEC is now conducting an investigation of Bank of America and two of its subsidiaries for defrauding investors in 2008 through the sale of $855 MM in toxic, residential mortgage-back securities.

It'll sink in eventually.On a side note, don't forget a lot of these old houses are full of asbestos and lead paint, not to mention whatever else toxic crap they put in building materials back in the "good ole' days."

@Joshua Dorkin Yes, better not to engage...don't want that toxicity to continue oozing into your sphere.

We want to have good attitudes and be happy with what we're doing but I find myself irritated WAY more often than I'm comfortable with.

It's up to you do your own (split) testing of your marketing and run with what works.It just kind of irritates me when folks balk at out-of-box approaches.
