From my limited research - getting the concrete slurry perfect is tricky, training your labor, and training your building dept on how to approve/inspect are the hurdles right now. 

Phoenix/Scottsdale is a great market as well, especially airbnb's during spring training.

Lastly, invest in advanced courses and resources that go beyond surface-level information, seeking specialized training in foreclosure investing that covers in-depth strategies and risk management.

These are professionals with additional training and a stricter code of ethics.
