I enjoy the same things you do here: the podcasts, the forums, etc.One thing that might help you is attending some local Real Estate meetings which you can find on the events tab above, or on Meetup.com.These meetings are a great place to meet others investing near you, make connections with them, and learn what they are doing so that you don't have to reinvent the wheel.Hope that help!

I bought it for $545k, put $10k in renos, and now it rents for $3900 month up and down, with $1600/month cash flow.By reinventing the bedrooms back from non bedroom use (one had a sink in it), I ended up with two 3-bd rental suites. made the deal, didn't find it.

I think its interesting to see for example the rust belt cities re inventing themselves.. seems most have bottomed and are coming back up.Easton PA  Bethleham PA prime examples.

Don't reinvent the wheel - there are great motivated seller-attracting website templates already built like LeadPropeller and Investor Carrot that take a lot of the guesswork and brain damage out of getting your online presence established and generating leads for you.Hopefully this helps.
