The appraiser must address in the appraisal report the prevalence of such sales in the subject’s neighborhood and the impact, if any, of such sales.

Investors with shorter time horizons are definitely more interest rate and price sensitive.I believe all cash, 1031 exchange money and seller-financing deals will become more prevalent in this market.

I would love to hear your take, because I know this is actually more prevalent in New York where the population density and cost of living is much higher.

@Mike Giudici  it sounds like it depends on the market how prevalent triple net is compared to gross leases.  

@Amber Scavone - Some of us are just more risk adverse (and worry too much)  I'm in that group and to ease those fears I lean on the numbers, if the numbers look good and I'm buying a newer property (which is more prevalent in FL) odds are in my favor.  

The demand for rentals is definitely more prevalent the more west you go as the further east is typically the sweet spot of flipping territory. 

As pretty much everyone here has said, yes radon is very prevalent here in the front range.

One additional reason I say that is be sure nurses aren't 100% of your MTR strategy - people got way too comfortable with the insane spike in travel nurses during Covid, but signs are pointing to that diminishing back to normal levels and now that MTRs are becoming so prevalent (especially targeting nurses) I expect an oversaturation of MTR supply for nurses in a lot of areas. 

Not sure how much now, given they are more prevalent, or at least it seems.
