Most are just blowing off steam and will not bother.If the tenant owes less than $2,000, I would just turn it over to a collections agency and not pursue taking them to court.

Ali, I told your associate Melissa about my terrible experience  in great detail, from the provider who you keep advocating even still.   

But a good set of rentals will always provide cash flow, and almost guaranteed equity in 3-5 years (unless you blow the initial deal).

It is very unethical and I would find consult somebody a lawyer or advocate.

2) If seller's agent was blowing smoke then walk.3) Don't waste time and emotional energy on it in addition to losing a few bucks.4) Focus on the next deal instead of the misery of this one

I am happy to say that I am debt free (accept rental properties), so like @Steve Vaughan I am advocating something that has worked for me.

I can get phone records of the subject, their friends and family, employers, address history, land lines, cell phones, judgements for 2 dollars a search and then full blow background checks for tenant screening for 12 dollars.
