The types of repairs I have done are putting a piece of trim back on the wall, replace a transformer on some string lights, etc.

The idea being I would refinance the loan into a renovation loan, with the end goal to transform into 4 condos.

I gather from your comments that it's unlikely that the lender will approve currently, so this is more likely an educational endeavor.
