Congrats, sounds like you finished 2015 strong and will continue to do more in 2016.

Nevertheless, once you've gone down that road, it's a very strong "should" do.

You have 7 figures in cash with a strong W2, you should be able to find a small multifamily in a nice neighborhood and live in 1 unit. 

I feel pretty strongly that they need to contribute something to the college effort as well.  

Marketing is actually one of my natural strong points, although I have never done marketing in this industry, most of my marketing skill is in aviation and online help for personal growth and development.

Also, I am interred in understanding, when yo say $20k down and $60k loan, is that assuming an aggregate purchase of $80k ?

I am strongly considering turn-key properties outside of my home state mainly for more opportunities and immediate cash flow.
