Note that conventional loans allow 5% down for multi-families now...It sounds like even with your father's help, you still don't have sufficient funds, much less also having additional reserves...What, may I ask, is your job?

@Dave Hart, costs and taxes may sound like a valid reason to raise rent and probably makes sense if you mention rising costs to a tenant but in reality they have nothing directly to do with whether you should raise rent or by how much.

Since I bought this last property, it has been a headache, I have to go often to do repairs, the last repair was replacing a water heater of 75 gallons which cost almost $3k (too expensive).
