Really, if a realtor is not doing at least $4mm of production, it's not a very good living after factoring in the irregular and long hours, automobile expenses, office and marketing expenses, BOR/MLS fees, self employment taxes, buying your own health insurance, etc. etc.

It costs capital and time to take a listing and promote it and a broker/agent only gets paid when it closes and not when it is just listed.If a broker/agent takes some that sell and some that do not then they are spinning their wheels and the cash from closings is going to prop up the loser listings.

I assume that there are some base requirements such as access to the timber, ease of movement to the lot, age health of the crop, costs associated with harvesting, etc. that would need to be taken into account before jumping in.Does anyone have any experience with these types of properties?
