I appreciate your comments, there were a few things that I wouldn't have picked up on, it's always good to run things by some fresh eyes.

Sorry I’m kind of all over the place Im just trying to soak up as much as I can and pick your brain some.

But to make it simple and generalized, you are a buyer and a principle in the deals.

I was quoted the following:Single family home/Fee Simple townhouse- 20% down payment: 5.875%- 25% down payment: 5.625%Condominium-20% and 25%: 6.375%- 30% down payment: 5.375% 

@Corey CazaWelcome, pick a niche, learn to select areas and begin to analyze deals 

Simple, was for school, didn't work out so paid it back.

Obviously I know very little, but I have a desire to learn and I pick things up quick, so any input on what I should do would be great!
