This is probably my biggest hang-up...Numbers at $60,000:Rental income: $1000-$1100 average (know the area, rentometer, etc)Total operating expenses: $391 (5% est for CapEx, maintenance and vacancy)Mortgage expenses: $258Cash flow: $350I am able to get a conventional loan for 4.5% interest with 15% down.

I would keep your FL license until you sell your home and just hang it with a low split brokerage, you can have RE licences in multiple states so I'm not really sure what you're asking.

In other words there could be potential claims hanging out there from the defaulted borrower (and/or BK trustee) for some time.This scenario is a problem in the context of title insurance as well.Yes, the current owner of record needs to convey title to OP to complete the chain to allow the property to be sold.
