For the 'pros,' I think some people do become motivated to keep their properties maintained because of those laws. 

I just hope that others hear my story and it helps to motivate them. 

Both sites make it clear they do not insure the property is free of liens, mortgages and other encumbrances.How do I make sure that upon purchasing the property that I am not subject to all sorts of hidden burdens that were formerly the responsibility of the previous owner?

The biggest portion of the field seems to be marketing and developing reputable motivated buyers.

Of course, we are pretty competitive too, so knowing that there are companies that declare they want to be great is enough motivation to continue pushing.

How can someone be so suicidal is what befuddles me. this is one of the biggest misnomers running these days were investors think Section 8 is guaranteed money .. it is if the house and the tenant plays nice.. these folks get kicked off the program for all sorts of reasons.. usually for fibbing.. not just refusing to sign..this is classic your section 8 tenant gets kicked off you get no rent now you have to kick her out and her kids which usually leeds to eviction etc.. there went the cash flow for one to two years..
