If you're okay holding it +10 years, you might be over analyzing it but if you think you might want the capital for something else in the near term I might think twice.Just my thoughts - would be curious to know where it is if you pull the trigger.MW

Just make sure they are experienced in the right stuff and how they charge.Just remember to always do the analyzing numbers and try to look at the property before you make an offer or at least have a clause in the sales contract that allows you some time (about 15 days) to inspect the property and possibly back out of the deal without a penalty that exceeds your earnest money amount.

The units are very popular in my college town and I have been able to get significantly increased rent and I actually just accepted and processed an application for new tenants to start on the 4th.
