Hey BP Community,Just wanted to reach out and get some advice from Landlords who are successfully using the short term crashpad niche as a way of investing. 

They claim that you can close a lead in 30 and high success rate.

In terms of forming one in each state - honestly, I think it's best to get really familiar and find success in one state and then branch out and deal with the added complications of working in multiple states (a lot of laws can change from state-to-state, so again, it'll just add to the confusion if you choose to work all over the country from the very beginning).

Has anyone bought preconstruction before, had success, or failed that could put some perspective on this?

Also familiar with some tech companies in the area such as Tsheets.com that have been very successful. 

To answer your question about investing while renting, there are a number of investors that have become successful because they rented (at least initially while they were first starting off).

You will also see successful investors and not successful investors and really learn a lot before investing in your own properties.   

Hopefully, through the amount of research, time, and effort that I put into this, I can meet enough people and develop enough connections to become successful in this business.
