You are not their babysitter and I think it's wise to stick to the agreement; however it would be hard for me to do so in this situation.

All total it was basically $53,000 to renovate what sounds like a similar situation (house wise).

I could have 2 deals exactly the same numbers wise, but something as simple as location or number of bedrooms could make me walk away.  

It takes time, money, political know how, and is quite risky capital wise.  

As you are out navigating those unchartered waters, you have to be willing and able to do what it takes but choose your battles wisely.

It almost sounds too good to be true, which is why I posted here for all you wise investors to look over. 

So, I wanted to preface your answers and share that philosophy, because like so many wise people have said before me.

@Dan Smithconsidering this is your first investment property and you are unfamiliar with MA Landlord/Tenant law it would be wise to consult an attorney to help with the eviction.

Living in Northern CA and being able to clear 6 figures on a wise purchase,  making a few hundred per month per door is not very exciting unless you can achieve critical mass quickly.
