Each SD needs to be in it's own account, the account must be interest bearing and there is a minimum set by the city every year, the interest must be paid back to the tenant at least every 12 months

As for debt to income ratio I've gotten VA loans approved up to 55% (i.e. client makes $6,000/month and had total monthly debt payments (including the new mortgage PITI] of $3,250/month).Let me know what other questions you have.

Sometimes properties with clouded title are sold using owner finance.5) Talk to a property manager to ensure these are good rental areas and the rental income is not artificially inflated by an unethical seller.6) Do the math on the repairs, monthly income, monthly expenses all make sense.

It says that I should take the cost of the repair and divide it by how many years it will last and divide that number by 12 months to get the dollar amount that I should be tucking away every month for that expense.For Example: Let’s say it’s a $20,000 roof that will last 10 years. 20000 ÷ 10 ÷ 12 = 166This formula states that I should be setting aside $166 per month for this expense.
