I want to learn what’s possible to transform a 2 fam to a 3 fam so I’m looking for an architect or a seasoned GC who has that knowledge and the team to get the most bang for the buck. 

Think of the things we depend on such as banks, private lenders, other investors, all the entities that support our endeavors as real estate investors.

But the transformation in those areas have taken decades.

It can be a profitable endeavor but you’re essentially talking about starting a small events business as opposed to running a rental property, so make sure you’re going in with eyes wide open to all of the challenges that converting your space into an events venue will include.

I know what it is.I have seen this before.I can not be fore sure without seeing it for myselfQuestion when you go out side, and follow your wire you are going to come to a pole, on the pole there is a electrical transformer. ( as you get the pole the sound should become louder) the reason you can here it in you house is one of two reasons. one the noise is coming from the transformer that is too close to the house , or the transformer is about to go out. sometimes when the lighting hit them, they make this sound before they shut down.

Such a plan is purely about: "I can get better ROI for my IRA investing at arm's length in real estate than I can in the stock market".The ROBS plan is not suited for passive holdings for several reasons having do with both with compliance needs of the structure, and that it would the entirely wrong vehicle for such endeavors from a tax perspective.
