I've been speaking with my CPA (who obviously isn't a lawyer) & my compliance coach from the business who set up my first LLC. 

Kitchens and bathrooms are the rooms that draw people in and it will be obvious if you skimped which might cost you time and money waiting for the right buyer. 

This obviously has to be taken into account when doing this strategy right? 

To me, if you only have $10,000 AND you know as much about direct mail as you know about PPC (if you're brand new to both), it makes total sense to buy HIGH INTENT clicks.  

@Michael Bertsch If you were doing some kind of expansive yard project that would prevent the tenant from using the yard then I would give notice, but that obviously is not the case here.

Even if they have inspection reports, obvious things are not mentioned. 

Obviously this doesn't make the 70% rule...Built in 2006, 1200 sq. ft. in a B- neighborhood.  

Once the tenant moves in next week I should have about $1,500/month in positive cash flow between my 3 condos, plus I’ve created about 150k in equity with only putting 72k total cash invested so I’ve double my investment and earning solid cash flow.

Just want to make sure I don’t miss any major steps as my own agents, which is not an experienced one yet obviously. 

Apparently the part to repair the glass cooktop is XXX (link) for $375 and the appliance repair guy will install it for $125 for a total of $500.
