I am a CA licensed realtor without prior experience selling mobile/manufactured homes. 

It really helps build your confidence by giving you exposure to the ins and outs of deals, underwriting, financing, etc. at a larger scale that you can then take with you into your personal investing career.If you're interested in sales and looking for a different experience from the ones you've already had, you could look into roles on the brokerage side.

I like to compare these opportunities to a house flip on a much larger scale.

I felt this was the best opportunity for me to get into a home, go through and learn the process myself with my own money, then scale.

There were no significant legal challenges given this is fairly small scale.

Everything is done with automation and scale in mind 

Typically with something of this scale you would have a due diligence period where you could review their actual income/expenses, balance sheet, cash flow etc. and inspect the property in detail.

I'm new to investing and currently implementing wholesaling as a strategy to build capital before scaling into buy and holds.

@Doug Spence We sold in 2018 for two reasons:1 - We were starting to do bigger deals (32 units, 70 units, 100 units) with economies of scale and better cashflow.
