@Scott LoudHave you considered working with a private money lender that does direct placement of whole notes with capital partners?

The existence of a tenant placement fee does allow for the leasing end of the business to work in lower dollar rent markets. 

@Jay Hinrichs precisely, they are month to month so I see don't see how 60 days is not enough time.  

I, too, have tried to find more precise methods but realized that it's better to be approximately right than precisely wrong. 

Reason being is that it is not a like kind exchange with LLCs (private placements / syndications).

They do it while protected by the private placement memorandum and by following the SEC regulations for such structuresThey grow without the brain damage most so called successful investors have to go through With that said, notice that most responses you got on this site are from people who think they are so successful because they worked hard to make it and now they have their little system to buy, rehab and flip or rent their properties.

What you’re proposing is something I need to investigate and make sure I build toward regardless, taking into account any requirements like dividing wall rules, placement of utilities, etc.Any chance you know if there are property tax benefits to keeping them together?

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.
