Initially, I was concerned there would need to be filings with Missouri, but I have received the advice that it is not necessary to do anything additional just because the flip is in another state than my business filing.  

Do they simply do the initial deal analysis and then get it under contract, then flip?

In any event, it sounds like it was overpriced initially and now it's coming down to a more realistic number. 

This property comes with a separate parceled build able lot that I just may sell to a builder to then be able to pull back out all of my initial investment.

Initially I thought about just home staging, then I thought flipping would be a better investment, but the more I read here, the more I believe starting off in wholesaling may be for me.

Ideally I would like to use the  positive cashflow to purchase more properties, but what's the initial strategy?

Do you have the tenants sign a fresh contract or do you mark out the key dates and have them initial those areas?
