Robert Adams Las Vegas Market going through changes

Hi guys,I too have been monitoring our market, I would agree with most things Robert says, Hedge Funds are leaving, but I don't see them selling right now, just less buying as the cap rate isn't there.Inventory has increase very slightly.I track single family homes in Vegas, not all of Clark County.In March of 2013, EA, ER was hovering around was around 3000'sApril was 3100's to 3300'sMay was 3300's to 3500'sand Today is 3731.One thing I found odd and maybe my data is off, but the NOD's that I got for June 5 to current is really low, much lower than previous months for this year.

Good thin is you can skip rat race and go to fast track if you will gain access to network and in some cases this mentor can back up your data with experience on some deals to get funds and so on.

I live in Los Angeles and the numbers just don't make sense here for cash flow to me.Some technologies/resources I use when evaluating some property are City-Data, Trulia, Zillow, Google Street View (to drive the town), City Tax Assessors web site, Realquest, Angie's List (a must!)

Is there a local data book that appraisers go by to make adjustments for carpet vs tile vs hardwood vs laminate, or brick vs wood, architectual vs 3 tab, etc?

In your case, it's a little sketchy, but SELLING to him at market value basically ensures a full price buyer down the road for those shares.
