New to this and looking for some advice. 

With an inspection, if it was something that was known to the seller, they may have priced the home accordingly (eg older roof, price lowered to cover cost of new roof). 

Would also recommend college cities: New Haven - Yale, New Brunswick - Rutgers.  

Currently have a 24 year tenant, who has agreed to a new 3 year extension, where they take care of all utilitites, lawn service, snow removal and minor maintenance up to $400. 

Can I qualify for this purchase using my husband's income, even though he will remain in British Columbia while I relocate first with my kid to our new property?

There is a lot of new A-class apartment building happening (maybe too much).

The last two deals I bought had fallen through a week before closing, seller was counting on having the funds for their new purchase, had plenty of equity and they were happy to find someone who could step in and close on (almost) the original date, even though for a lower price.
