I would like to read more actionable items. 

I'm feeling a bit nauseated because of the increased cost & increased continuous paperwork I will be taking on.The issue with my property insurance not having me personally listed as "additionally insured" is the confusion with my lender . 

I'd get on some off-market lists, but avoid those areas(NE Durham, most of 27610 just south of the ITB, etc.).

Purchased in February 2023, rehabbed until June, listed the Airbnb in June for the high season, rehabbed the basement in October and refinanced in December.

One of the biggest misconceptions I see from beginners (I'm guilty too) is that you set an ambitious goal & then search for the magical city or the MLS listing for a property that matches your goal.Best motto I heard from my mentors "Great deals are created not found." 

Most sellers listing right now are motivated and/or rushed to sell the property.

He listed both apartments by himself, and as soon as the tenants moved in, they stopped paying rent shortly after. 

wasting your time.. it needs to be listed with a High end RE broker who specializes in those sorts of properties..
