My next venture is camping and mountain biking, probably at Colorado Bend. 

When the balloon as stated earlier is near they will bend and take 6.5 or 7 or whatever clears them out of the property. 

I do have a small commercial building but I am by no means any kind of an expert on retail/office, industrial, special use cash flow...etc....The major challenges really you create by bending your own rules.

We moved to the Bend Oregon area from southern California, so I'm familiar with the prices there.

You are in the unusual position of having a pension once you retire as well as virtually free healthcare for the rest of your life.
