How do we determine if the HOA will even allow for these hospitality services? 

I just picked up a property in for $65k that needs $45k in rehab, with an ARV of $205k in Phoenix. 

If you pick something always stick with it for a minimum for 6 months before you can say "this does not work" 

If you pick the right area in Killeen it could be a great investment.

You could call a local lead inspector to do a determination for you which will find out which surfaces on the exterior (or wherever else you might be doing work) might contain lead paint. 

If 4/5 of the roommates are upset, someone can pick up the extra part of the rent or re-evaluate their roommate choices.

That one I may have to suck it up and deal with the twitch, because I'm determined to learn enough here to so I can invest and create some passive income to make up for the loss of income from my husband.

How would you determine the pricing for rent in this scenario?

I am interested in a property in Houston that will need a lot of love and possibly some creativity to help determine 1) if it's a solid building and foundation and 2) how easily it can be remodeled to maximize ROI.
