HUD also has an extension of the 30 day closing period. $375 last I checked.

We are not at the residential cliff by any stretch.  

That you will be unable to make your payments and they will have the cost of repossessing the unit, having a non-performing asset become a liability, and have all the costs associated with retrieving and divesting of the unit.

This may be a stretch and will require legwork but targeting neighborhoods and finding homes that are the ugly homes in the area. 

Build a network of prequalified buyers / investors,  ( yes, that means credit scores, financials and verified  funds to close)  so you can place the opportunity with multiple buyers who can perform.

I have started factoring in the expansion of my emergency fund to my performance metric calculations (e.g. cash-on-cash).

Also for the most part $50k neighborhoods are not the greatest, calling them C neighborhoods is a big stretch and that is why the grading system is subjective to personal opinion.
